CitySuites Living House Rules

House rules for all CitySuites Living Residents

Please read these rules carefully.  They apply to all tenants within the building, referred to here as “you”.

These House Rules form part of your Tenancy Agreement and will be updated by the CitySuites Living Team from time to time and be available via the website. All Tenants must observe the House Rules, as amended from time to time, otherwise they will be in breach of their Tenancy.

Rules in the Building 

  1. CitySuites Living has a limited parcel store behind reception where we will store your small deliveries. Due to limited space we kindly request that you collect your parcels within a maximum period of 48 hours of being notified by us that a delivery has been received. If a parcel remains uncollected for a period of 3 days, the parcel may be returned to sender or placed in the chargeable storage area, and you will be charged on a daily basis for its storage until the point at which you collect it. We are unable to accept delivery of fresh/chilled foodstuffs or perishables on your behalf.
  2. You must make sure that you are physically in the building in order to receive pre-arranged deliveries of large items or any foodstuffs or perishable items. For the avoidance of doubt a large item is anything larger than 46cm wide, 36cm deep and 28cm tall (roughly the size of a microwave). If you are not present when your item is being delivered, we will not be able to accept delivery on your behalf.
  3. Barbecues or other outdoor cooking techniques are not permitted in the apartment.
  4. You are responsible for the conduct of your guests at all times and to ensure that they adhere to the terms within your tenancy and these House Rules. The CitySuites Living Team reserves the right to restrict the number of guests should the communal area in their opinion become overcrowded.
  5. You are responsible for the behaviour of any and all of your household and your guests. You are responsible to pay for any damage or cleaning resulting from their conduct and the conduct of your household or guests in the common areas.
  6. You, your households and guests must use the Common Parts and the Amenities with respect and care and with due regard for all other occupants and respect the rights of all other persons in the building, to peace and quiet. Unreasonable disturbances caused by raised voices, music, unwanted odours or otherwise will not be accepted.
  7. CitySuites Living has a zero tolerance to any abusive, disorderly, violent, or harassing conduct by you, any other Tenant, your household or guests towards other occupants of the Building or the CitySuites Living Team. Any such behaviour will be considered to be in breach of your tenancy agreement.
  8. You, your household and guests must strictly obey all laws, ordinances, and health regulations detailed on the CitySuites Living website, or as may be displayed in the building from time to time.
  9. You, your household and guests must not do anything that may injure or damage the reputation of the Building, the Landlord or the CitySuites Living Team.
  10. Neither smoking nor vaping is permitted at any time anywhere within the building or your apartment. You must not smoke or consume any drugs mentioned in the Misuse of Drugs Act 1971 or any other controlled substances, the use of which may be prohibited or restricted.
  11. The building includes an unmanned and unsupervised communal gym facility for the exclusive use of residents on a 24-hour basis. The gym has been designed for reasonable adult usage only. Children under 18, including Residents’ children are strictly prohibited from using the gym facilities. Visitors and Guests are not permitted within the gym. 
  12. You should always consult your doctor or other healthcare provider before starting an exercise programme, and you should only use gym equipment you have used and previously been instructed on. In consideration of entering the gym and exercising or using any of the facilities and equipment:
  • you understand and agree that you are fully aware of the inherent risks that come with using a gym and you accept that you are using the gym entirely at your own risk; and
  • you also accept and assume full responsibility for any and all injuries, losses and damages that you incur while attending, exercising or participating in the CitySuites Living Gym and waive all and any losses, claims or causes of action against CitySuites Living, CitySuites or the landlord which may arise from your use of the gym facility or its equipment.
  1. The building includes a swimming pool and jacuzzi which are provided for the exclusive use of residents only.  Children under the age of 16 who are resident at CitySuites Living are prohibited from accessing the swimming pool and jacuzzi unless they are accompanied by, as a minimum, one adult for each 2 children.
  2. The swimming pool and jacuzzi are unmanned and unsupervised and no lifeguard or attendant is on duty at any time.  By accessing or using the swimming pool or jacuzzi, you expressly acknowledge and agree that:
  • You understand the facilities are unmanned and unsupervised, and that its use is entirely voluntary.
  • Use of the swimming pool and jacuzzi involves inherent risks, including but not limited to slipping, drowning, injury, or other accidents.
  • You accept full responsibility for your own safety at all times while using these facilities.
  • You accept full responsibility for the safety, supervision, and conduct of any children or minors for whom you are responsible and acknowledge that children must be supervised at all times.
  •  You and any children in your care, are medically and physically fit to use the swimming pool and jacuzzi.
  • You agree to use the facilities entirely at your own risk.
  • The property owner, CitySuites Living management, and staff accept no liability for injury, loss, damage, or death arising from the use or misuse of the swimming pool or jacuzzi, except where liability cannot be excluded by law. 

Use of the swimming pool and/or jacuzzi constitutes full acceptance of these terms and conditions.

  1. The removal of bed linen or towels from the housekeeping trolleys or the pool area is strictly prohibited, if items are found to be taken residents will incur the fee for replacement costs.
  2. You must not place or leave a vehicle or bicycle which obstructs or in any way interferes with any access to the building, nor shall you park or leave a vehicle or bicycle on landscaped areas or pavements.
  3. You have the right to store your bicycle in the gated bike store at rear of the building.The bike store is for the storage of pedal bikes only, and nothing else may be stored, parked or left in this area. As space is limited this will be on a first-come-first-served basis. You must take due care not to cause damage to another Tenants’ property.
  4. Bicycles are stored at your own risk. We take no responsibility for any theft or damage of your bicycle.
  5. You must not bring electric bikes or electric scooters anywhere inside the City Suites Building, including your Apartment. If you require bike storage, please ask to use our gated bike storage area behind the Building.
  6. Charging of e-scooters, e-bicycles, or associated batteries is strictly prohibited in all common areas, including but not limited to corridors, foyers, lifts, stairwells, and basement areas.
  7. Except for the switches and controls in apartments that are intended for use by you, you must not operate or seek to operate any other switches or controls relating to the building's facilities. This includes but is not limited to controls for Utilities, heating, water and sewerage, lifts, multimedia, security or other equipment.
  8. You must not install, attach or use any douche, bidet attachment, external hose fitting or similar device in connection with any sink, toilet, or shower. This includes the removal or alteration of any shower head for the purpose of attaching such devices.
  9. You must not enter any areas of the building which are signposted for staff only.
  10. You must never access or attempt to access the roof or any other parts of the building which are not intended for Tenants, for any reason.
  11. You must never obstruct any common areas especially the corridors, stairways and Fire Exits, nor shall you keep or store or place any item, package, bicycle or pushchair in the common areas, especially corridors. Any items left unattended in the common areas will be removed by the CitySuites Living Team.
  12. The lifts in the building are provided for the safe and proper use by you, other residents and their guests only. You and your guests must:
  • Use the lifts strictly in accordance with their intended purpose;
  • Never misuse the lifts;
  • Never obstruct, interfere with, or wedge lift doors open under any circumstances.
  • Understand that any action which results in damage to a lift, causes a lift to malfunction, or leads to a lift being taken out of service—including but not limited to wedging doors open or otherwise interfering with the lift mechanism—is strictly prohibited.
  • Acknowledge and accept that where misuse, negligence, or improper behaviour by you or your guests results in damage to a lift or triggers a shutdown, that you will be personally liable for the full cost of repairing or rectifying the damage; plus the cost of any call-out, inspection, or emergency charges levied by the lift maintenance company.
  1. Fire Alarm Evacuation: Upon hearing the fire alarm, please follow the correct fire route and leave the building. Unless you have mobility issues, you should always use the stairs to evacuate the building. If you have mobility issues, then please follow the steps in the agreed evacuation plan. You should then go directly to the Assembly Point and not re-enter the building until you have received confirmation that it is safe to do so.
  2.  The UK Government has recently introduced new laws specifically relating to fire doors, their use and their importance in keeping residents safe.  The door to your apartment is a fire door and is a critical piece of fire safety equipment and you are therefore required to comply with this legislation by ensuring that you:
  • Refrain from propping or wedging open any fire doors.  Fire doors must remain closed when not in use.
  • Do not damage or fix anything to the door.
  • Do not obstruct or hang anything over the top or sides of the door
  • Do not place a door mat on the inside or outside of the door
  • Do not place excessive belongings behind the door which may obstruct the use of the door or impede evacuation.
  • Do not use any security or alarmed door wedges, portable door locks or door jammers which are prohibited and can impede rescue by emergency services and slow your escape in an emergency.

This responsibility also extends to communal doors, and you must ensure that all means of escape in communal areas and fire exits are kept clear at all times to aid in an evacuation.

  1. For health and safety reasons and to comply with our insurance requirements, you must not exceed the maximum occupancy limits for each type of apartment, which are:
  • Studio or 1 bedroom property – max. occupancy of 2 persons
  • 2 bedroom property – max. occupancy of 4 persons
  1. You are allowed to accommodate guests in your Apartment for up to 2 weeks at a time without notifying the CitySuites Living team, provided the occupancy limits for the Apartment are not exceeded.
  2. Embankment Kitchen and Embankment Café – please note that you are unable to purchase food or drink from the restaurant or cafe and have them charged to your apartment.  All items purchased from these premises must be paid for via credit or debit card at the point of sale.
